ThyssenKrupp Elevator:

Alpharetta,GA (September 30,2011) – ThyssenKrupp Elevator Americas today announced that UL Environment has validated the environmental claims for low volatile organic compound (VOC) emitting material in its standard elevator cab line per California’s Section 01350. A strict audit was performed to test the indoor air quality of the cabs. The conclusive and independent third-party validation process is another step toward a green product line which already includes standard added urea-formaldehyde-free wood products, Microban® antimicrobial protected pushbuttons and powder coating in lieu of traditional solvent-based paint.

“As the first manufacturer in our industry to work with UL Environment on this type of initiative, we are proud to receive an official validation of the emissions within our standard elevator cabs,” said Brad Nemeth, director of sustainability for ThyssenKrupp Elevators Americas. “Our company has taken a significant step towards evaluating and reducing the impact of our building materials on the indoor air quality of our standard elevator cabs. We hope this validation becomes a major driving force behind the entire industry creating more environmentally friendly products and overall healthier buildings.”

For more than a century, UL has helped manufacturers bolster consumer confidence in selecting better products. The Environmental Claims Validation (ECV) service launched through UL Environment builds another layer of trust for these types of product claims. Under the ECV service guidelines, each validated environmental claim is periodically reassessed to ensure consistent performance characteristics and continued compliance with the applicable standard.

“UL Environment congratulates ThyssenKrupp Elevator Americas for helping to create higher quality indoor air environments,” said Stephen H. Wenc, president of UL Environment. “By completing the program, they are demonstrating a further level of commitment to transparency, which helps architects, designers and engineers identify products that deliver on their environmental health claims.”

The claim for ThyssenKrupp Elevator Americas was validated using the California Department of Public Health (CDPH) Standard Method for the Testing and Evaluation of Volatile Organic Chemical Emissions from Indoor Sources Using Environmental Chambers Version 1.1, Feb 2010, commonly referred to as CA Section 01350. CA 01350 is a Special Environmental Requirements standard specification developed by the State of California to cover key environmental performance issues related to the selection and handling of building materials. The key elements affecting indoor air quality are in the specification for screening building materials based on the following: emissions testing protocol, hazardous content screening, and avoiding mold and mildew from construction practices.

ThyssenKrupp Elevator Americas is working hard to embed sustainability within the core operations and culture of the company. In addition to the validation, ThyssenKrupp Elevator has standardized the use of particleboard with no added urea-formaldehyde to comply with IEQ credit 4.4 and has moved to a powder-coat line for all interior coatings. The validation also helps this elevator model qualify for innovation credits referencing pilot credit 43, through the LEED program. The company continues to be a leading industry advocate for helping building owners, facility managers, elevator consultants and architects reduce the total impact of their built environment.

New Elevator Inspection Law Subjects Owners to $1,000 per Day Fine!

describe the image

Did you know that the Commonwealth of Massachusetts can fine building owners $1,000 per day if they operate an un-inspected elevator? Back in May, 2011 the Massachusetts State Legislature approved a budget ammendment that requires a valid inspection certificate before operating any elevator or escalator in the Commonwealth of Massachusetts. The penalty for failure to comply with the ammendment is a $1,000 per day fine for the elevator or escalator owner. The ammendment applies to new installations and annual safety inspections for existing equipment. The ammendment took affect on December 28, 2011.

Potential Risk for Elevator Owners

This is potentially troublesome for building owners and their property managers who do not have an elevator company performing routine maintenance or have contracted with an elevator company that does not have a process to ensure the inspection is applied for in a timely fashion.

Has Your Elevator Maintenance Company Got You Covered?

Verify your elevator company has an inspection application process to ensure they are properly protecting you from violating the new ammendment. Most qulified companies will use software to track the application process and also implement a backup system so they test all the elevators they maintain in accordance with the laws of Massachusetts. The elevator company should apply for the permit 60 days before the current certificate is expired. At this point, failure to apply in time, even in error, will likely result in a fine.

What the New Elevator Law Actually Says

The ammendment clearly states that the fine is levied on the elevator/escalator owner so it is important to verify that your elevator company is doing its job and properly protecting you and your building's occupants.

Here is the ammendment:

SECTION 95.   Section 65 of said chapter 143, as so appearing, is hereby amended by adding the following 2 paragraphs:-

No elevator licensed under this chapter shall be operated without a valid inspection certificate. If a certificate has expired, no new certificate shall be issued until a new inspection has been completed and no elevator shall be operated until a new certificate has been issued by a qualified state inspector. The owner or operator of an elevator who fails to comply with this section shall be punished by a fine of $1,000 for each day that an elevator is in operation without a valid certificate. The commissioner or the commissioner's designee, and such other person as may be specifically authorized, may issue a written notice of violation under section 21 of chapter 22 for a violation of this section.

An owner or operator of an elevator shall not be assessed a fine for having violated this section if: (i) 30 days prior to the expiration of a certificate, the owner or operator has, in writing or in any manner prescribed by the department, requested an inspection of the elevator by the department and an inspection was not completed within the 30-day period; and (ii) the elevator was not determined to be unsafe at any time during the 30-day period, notwithstanding that the results of an inspection were rendered beyond such 30-day period.

Stanley Elevator Company Celebrates 60 Years

http://merrimack.patch.com/articles/stanley-elevator-celebrating-60-years

We would like to thank the many employees and customers who have made Stanley such a great Company!

Merrimack Patch- Stanley Elevator Company, Inc., a company founded and based in southern New Hampshire, is celebrating its 60th anniversary in 2012.

Although elevators are rarely top of mind among the general public, over the decades Stanley employees have seen first hand the impact their customer-focused service can have on people in all walks of life.

“I work with a group of individuals who care about the daily impact their job has on the elderly person trying to get into the church or into their apartment,” said Stanley Field Operations Manager John Dalton, who has worked for Stanley since 1996. “Our entire team cares about the patients in the hospitals who depend on the elevators and about the people working in factories or offices. We have countless customer success stories about times when floods or other incidents have severely damaged elevators within buildings, and we have pulled out all the stops to get buildings up and operational again. We take tremendous pride in our ability to solve problems for our customers and keep their buildings safe.”

That tradition and level of commitment has been at the heart of the company since Irving M. Stanley installed his first elevator in 1951, in the administration building of St. Anselm College, in Manchester. Having made more profit than he initially thought he would after installing the $7,500 unit, Stanley offered to return money to the school. St. Anselm Business Administrator Fr. John Lynch suggested he use the funds to start a company. In 1952, Stanley Elevator was born.

Stanley was soon joined by his sons, Warren, Bill and Richard, and the company opened its first headquarters on Pine Street Extension in Nashua in 1959. Stanley moved its headquarters from Nashua to Merrimack in 1999. Stanley also has facilities in Wellesley, Mass., and Lewiston, Maine, and serves customers in New Hampshire, Maine, Massachusetts and Rhode Island. The company remains family-owned and operated, and many of Stanley’s employees have worked for the company for more than 25 years.

Today, the Stanley team focuses on maintenance, modernization, and design and installation of state-of-the-art elevator systems in a wide range of buildings and facilities, from residences, to hospitals, to large corporate offices. In 2008, Stanley installed the first of its many machine room-less elevators, making the company a leader in the market for energy-efficient building solutions.

Stanley Elevator helps numerous local and regional charities each year, including sponsoring breast cancer awareness events, “adopting” families at Christmas, and supporting many fundraising activities at numerous schools and hospitals.

To this day, its first customer, St. Anselm College, still relies on Stanley Elevator for quality elevator service.

Can you imagine your building without an elevator? Most people cannot. This is why proper elevator maintenance is a necessity. Choosing the right company for the maintenance of your building’s elevator will be connected to various benefits.

Reliability and High Quality of Elevator Maintenance

The first and most obvious one is reliability. The elevator will be maintained in a proper way, which means that its up time will increase. You can expect quick reaction in the case of a problem.

Quality of maintenance matters, as well. This is why you should choose the right elevator maintenance companies. Picking the right contractor is essential for success.  Proper maintenance will decrease the need for frequent calls to have you elevator repaired. Even if you have to pay more for a company that provides good customer service, you will be doing it less regularly than in the case of a mediocre elevator maintenance service.describe the image

Elevator Passenger Safety

You will also be enjoying increased safety by selecting the right elevator companies. Let's face it – the safe operation of an elevator is a very important aspect of maintaining a safe building. Elevator maintenance follows a set of criteria designed to maximize the safety of the people using it. Smooth transportation starts with a safe elevator that is functioning properly.

Getting the Latest Elevator Technology

Just like in the case of any device, an elevator will become outdated as time passes. Technology is changing and so are elevator parts. Look for an innovative elevator maintenance company to advise you on the best available technology for your elevator.

Contracting a quality elevator company will ensure that you will be gaining access to the latest technologies. Old parts will be replaced with innovative ones that increase the efficiency of the elevator and its longevity. An old system can be replaced altogether, giving you and the people living in the building access to the newest and most comfortable elevator ride.

Elevator passengers are expecting convenience and safety.  It is your duty to make sure that you are getting access to an elevator company that provides superior customer services. Proper research and taking the time to interview different companies is essential for the selection an elevator company to best fit your needs.

Why You Need An Elevator Repair Company

Elevator Maintenance

Elevator companies perform many tasks such as installation, modernization and service of elevators. Managing the elevator inspection is one of the most important reasons to contract a qualified elevator repair company.

Elevator Inspections Mandated by Law

Elevator Inspections are mandated by law in most jurisdictions in the United States. Laws may differ by state, or based on local and municipal ordinances. New elevator equipment cannot usually be used following installation until it is first inspected and certified by the governing jurisdiction. Some states, such as New Hampshire, require any privately owned elevator to be inspected by a licensed elevator technician working for an elevator repair company. Other states, such as Massachusetts, require annual inspections with a Massachusetts Department of Public Safety Inspector and an elevator repair company.

And states like Maine require a 3rd party elevator inspector indpendent of the state and the elevator repair company. In many states these inspections are required annually. However, some countries, like Canada, have more strict guidelines than the U.S. and require inspections on a monthly basis.

Inspection Violations

Typically, If violations are found during the inspection, the elevator owner has 30 days to make the necessary changes to bring it to compliance. In some cases, the elevator cannot be used during this period. Hiring an elevator repair company to perform maintenance between inspections can help prevent unnecessary violations.

Elevator owners who fail to have their elevator in accordance with the regulations of their state can be subject to severe fines and penalties. For instance, Massachusetts has enacted a new regulation authorizing a $1,000 per day fine for elevators with an expired inspection certificate.

Elevator Safety

As the owner of a property, the safety of the general public should come first and foremost. Although elevator owners are required to follow local inspection regulations, goverment mandated inspections do not take the place of a proper maintenance plan. A properly maintained and inspected elevator will break down less and cause less unexpected operational problems that would inconvenience tenants and residents. Liability issues can also result from equipment that is not well maintained.

A building owner puts him or her self at a tremendous legal risk by failing to comply with all relevant elevator regulations. Most elevator repair companies offer maintenance solutions to ensure that your elevator is properly maintained and inspected in accordance with the applicable laws. Contracting an elevator repair company to regularly maintain all elevator equipment is the easiest way to keep people safe, obey the law, and limit liability.
